In this work, the value is on presenting the results of an application of the model of evaluation of housing project, that it aims at, mainly, to extend and to improve the conditions of analysis of the housing under the perspective of the market. This instrument of evaluation assists the decision-maker to prevent mistakes that generate unnecessary costs in a real estate enterprise. The application of the model enables to identification and the measurement of the satisfaction, of the expectations and the necessities of the user of this sectorand, at the same time, it generates information that can be used during the process of project of housing. The presented model part of the attributes of the physical structure, localization and cost, such as are perceived by the market-target. It consists of the application of standardized procedures that organize and process the information, generating, as result, performance pointers and the unnecessary costs proceeding from elements of the construction, that they do not add value to the housing. These unnecessary costs are on to the functions of the housing perceived by the user

En este trabajo se presentan los resultados de la aplicación del modelo de evaluación de proyecto habitacional con base en el valor, que apunta principalmente a ampliar y mejorar las condiciones de análisis de la vivienda bajo la perspectiva del mercado objetivo. Ese instrumento de evaluación ayuda a evitar equívocos que generan costos innecesarios en un emprendimiento inmobiliario. La aplicación del modelo capacita a la identificación y a la medición de la satisfacción de las expectativas y de las necesidades del usuario de este sector y, al mismo tiempo, genera informaciones que pueden ser utilizadas durante el proceso de proyecto habitacional. El modelo presentado parte de los atributos de la estructura física, localización y costo, tales como son percibidos por el mercado objetivo. Su operabilidad consiste en la aplicación de procedimientos padrones que organizan y procesan las informaciones, generando como resultado indicadores de desempeño y los costos innecesarios provenientes de elementos de la edificación, que no agregan valor a la vivienda. Estos costos innecesarios están unidos a las funciones de la vivienda percibidas por el usuario

Neste trabalho, propõe-se um modelo de avaliação e comparação de projeto de habitação com base no valor, que visa, principalmente, ampliar e melhorar as condições de análise da habitação sob a perspectiva do mercado-alvo. Esse instrumento de avaliação pretende auxiliar o decisor a evitar equívocos que geram perdas em um projeto de empreendimento imobiliário. O desenvolvimento do modelo capacita o tomador de decisão a identificar e mensurar as exigências do usuário de habitação e, ao mesmo tempo, gera informações que podem ser utilizadas durante o processo de projeto da habitação. O modelo proposto baseia-se nas funções percebidas pelo usuário, as quais são representadas pelos atributos da estrutura física, localização e custo, tais como são percebidos pelo mercado-alvo. A sua operacionalização consiste na aplicação de procedimentos que organizam e processam as informações, gerando, como resultado, indicadores de desempenho e perdas provenientes das funções da habitação percebidas pelo usuário e que não agregam valor. Visa com isso melhorar o desenvolvimento de novas concepções de projeto, tornando-o mais atrativo ao mercado-alvo.

In this work, it is proposed an evaluation and comparison model of dwelling project based on value, which aims, principally, to improve the conditions of dwelling analysis under the perspective of the target market. This evaluation instrument intends to help avoid mistakes which bear unnecessary costs in a real estate business project. The development of the model enables the identification and measurement of satisfaction, expectations and needs of the user of this sector and, at the same time, generates information which may be used during the process of the dwelling project. The proposed model is based on the functions perceived by the user, which are represented by the attributes of the physical structure, localization and cost as defined by the target market. Its operation consists in applying standardized procedures that organize and process the information bearing, as a result, performance indexes and unnecessary costs deriving from the perceived dwelling functions that do not aggregate value. It aims at improving the development of new project concepts making it more appealing to the target market.
